What Is A Home Inspection?
A home inspection is a complete investigative process in which a home or property is inspected to determine several things such as how the structure was built and the components used in its construction. The inspection then goes on to locate areas of the home or its components that have been damaged or are past their serviceable lifetimes. Upon conclusion, findings are reported in accordance with the Arizona Standards of Practice for Home inspectors and submitted to the customer and/or their designated real estate professional.
The home inspection is not intended to intimidate or discourage home buyers/sellers, but to rather be a tool that is utilized so that all information regarding the property is fully and confidently disclosed. Areas of the home that are inspected include:
-Landscape
-Exterior
-Interiors
-Structure
-Foundations
-Roofing
-Electrical
-Plumbing
-HVAC (Heating & Air Conditioning)
-Insulation & Ventilation
-Installed components
-Pools & Spa
Once the the inspection is complete, the findings will be reviewed with the clients either in person or via the phone. A finalized report will then be generated and submitted to the client/real estate professional within 24-hours. As a home buyer, this report is often the basis of negotiations moving forward in the home purchasing process. As a seller, a home inspection will alert you first and foremost on the true condition of your home before you enter into the selling process.
